What do I need to qualify for financing?

Each mobile home financing company is slightly different but in general, if you have a:
– 650+ credit score, you will need a 5% down payment.
– 600-649 credit score, you will need a 20% down payment.
– 550-599 credit score, you will need a 35% down payment.

What does the park require to qualify?

Park qualifications vary slightly but in general, they do a background check and credit check on any person who intends to live in the property that is over 18 years old.

How does the monthly payment break down?

1. Lot rent and utilities are paid to the mobile home park.  2. Principal and Interest payment is paid to the mortgage company.  3. Taxes is paid directly to the county.  4. Property insurance is paid directly to the insurance company

What is the length of the loan?

Loan terms offered by the mortgage companies vary but are typically 3-23 year terms, depending on the applicant and the property.

What is the interest rate of the loan?

Interest rates range from 9%-12% depending on how qualified the buyer is. Please speak to your mortgage company for an accurate interest rate based on your qualifications.

How does the buying process work?

1. Submit offer to Denver Mobile Homes through our sales agent.  2. Sign the purchase agreement / contract.  3. Buyer to deposit earnest money to Denver Mobile Homes.  4. Buyer to inspect the property as they like.  5. Closing Process: A) If financed: Sign bill of sale, title, financing docs, and park documents, B) If not financed: Sign bill of sale, title, park documents.

How long does the buying process take?

Normally 2-3 weeks, depending on how quickly the park application is turned in, how fast they are able to approve the applicant, and how fast the buyer turns in requested information to Denver Mobile Homes.

Yes! We never want the process of selling your home to be stressful. If you need extra time to transition to a new living situation after the sale of your home, we will happily work out a rental agreement until you find your perfect place to live.
